capital is the most mobile factor : it can easily be moved fromm one place to another , one country to another . land lacks mobility in the geographical sense and labour lacks mobility in the economic and social sense . thus is thoe most important factor of production

capital is elastic in supply : capital is the most elastic factor pf production . it can be easily be increased or decreased as it is made by man and depends on the past savings of the investors . so as and when the producer wants he can increase the supply capital . 

efficiency of labour means the quantity and quality produced by a worker in the given period of time .

one reason for low efficinecy of labour in india is : 

low wages : in india the workers do not get high wages which is why they do not take interst in theor work which causes for the low efficency in the worker 

land is heterogeneous in nature .

land differs in fertility

this means all land do not have the same amount of fertility . lands fertility depends upon the natural factors as well as human factors such as climate , location , usage of fertilizers , irrigation facilities etc

location of land

this means that location of land also matters. if the land is located near the market its value is more and if it is located away from the market then the value is less. if it is hear a water body then it is more helpful for cultivation and vice versa . 

land is inelastic

this means that supply of land cannot increase or decrease even if the geographical conditions are better somehwere else . thus kand is heterogeneous in nature
